Maintenance Schedule

  • Weekly:
    • Interior
    • Flush all toilets
    • Check windows for frost, scrape and dry if necessary during winter
    • Exterior
    • Water urns every two to three days
    • Mow and trim lawn when necessary
  • Monthly:
    • Interior
    • Clean ice maker and recycle ice
    • Run water at all water sources and towel dry surfaces
    • Replace sink towels at each sink and shower
    • Air out house if necessary
    • Maintain water softener with salt crystals
    • Rub down all brass work, door knobs, etc.
    • Exterior
    • Have gardener weed and thin planters and urns
  • Quarterly:
    • Interior
    • Fill all drain p-traps with water
    • Check and deposit all recyclables
    • Clean and vacuum garage
    • Maintain washer and dryer
    • Exterior
    • Wash all exterior windows and vacuum extrusions and slots
  • Semiannually:
    • Interior
    • Clean can lights and check light bulbs
    • Rid-x treatment of septic tank
    • Vacuum return air ducts and floor air outlets
    • Turn on exterior heating elements when necessary in early spring
    • Tune water bib at washer outlet and shut down when not in use
    • Exterior
    • Vacuum, clean and cover air conditioner condensers
    • Blow off roof and check for loose shingles
    • Recharge or shut down irrigation system
    • Readjust and/or replace all exterior landscape lights
    • Wash off and spot clean paver areas
    • Clean and store lawn furniture in fall, relocate and clean in spring
  • Annually:
    • Interior
    • Tighten and adjust cabinet door hinges
    • Check, clean and maintain Jacuzzi
    • Clean and vacuum stereo system rack
    • Adjust any doors for movement
    • Clean and re-seal granite surfaces with silicon products
    • Vacuum baseboard heaters in office wing
    • Vacuum bathroom fans
    • Slow vacuum all carpet surfaces
    • Clean and wax all furniture
    • Touch-up wall nicks where necessary with touch-up paint
    • Clean and maintain furnaces
    • Check shower enclosures for cracks and re-caulk
    • Re-tighten all plumbing fittings with Hex-head wrenches
    • Place new batteries in all security devices
    • Vacuum and clean window screens
    • Re-set door hinge pins
    • Wax (panel magic) all millwork on upper level
    • Wash windows on interior side
    • Check fireplace flue for function and blockage
    • Clean out all faucet screens
    • Check and/or recharge fire extinguishers
    • Check attic space
    • Vacuum all switches, receptacles, security devices and thermostats
    • Vacuum and wash valance light lenses
    • Clean and vacuum master bathroom wall heater
    • Lubricate any doors, windows, etc.
    • Wax wood floor borders if necessary
    • Check and clean out dryer vent if necessary
    • Clean and reorganize storage areas
    • Clean and lubricate garage door
    • Clean and vacuum all lower level floor drains
    • Vacuum and clean mechanical room
    • Check and vacuum window shades if necessary
    • Check and make sure all windows are closed and locked for winter
    • Organize tool and work bench
    • Reorder all vacuum cleaner bags when necessary
    • Exterior
    • Check satellite dish
    • Re-sand and re-stain oil on all exterior doors, jambs and sills
    • Vacuum cornice vents and light sconces
    • Re-nail all copper tins at roof
    • Check all exterior caulk joints and re-caulk if necessary
    • Check all weather strips and replace if necessary
    • Touch-up any paint or stain surfaces if necessary
    • Check and fill propane tank if necessary
    • Summerize and/or winterize all motorized tools in garage (chainsaw, weed wacker, snow blower, air blower)
    • Fertilize and mouse proof lawn with moth ball crystals or wild oats
    • Rake and aerate lawn
    • Spray for weeds and thistles where necessary
    • Re-mulch planters and urns if necessary
    • Trim down all plant life for winter
    • Shape all shrubs, plants and trees
    • Clear surrounding grounds of fallen trees
    • Check all concrete wall caps for wood holes and re-patch and re-seal
    • Re-seal asphalt apron at driveway bottom if necessary
    • Clean and re-seal all brick if necessary
    • Drain down and store all exterior lawn hoses

Paint, Stain and Formulas Schedule

  • Cornice:
    • Cornice Caulking: Big Stretch “woodtone”
    • 1st Coat- problem solver, acrylic brown tint
    • 2nd coat-Cabot’s ochre OVT acrylic
    • 3rd coat highlighting-4 parts Cabot’s ochre to 1 part Cabot’s redwood OVT acrylic
  • Cedar Exterior Window Trim:
    • Mesmer’s navajo red (oil)
    • Putty nail holes
    • 2nd coat navajo red
  • Interior Millwork:
    • Stain with 2 parts Minwax golden oak and 1 part Minwax cherry
    • 2 coats dull Magnalaq, then putty, sand, and apply 2 more coats of dull Magnalaq
  • Operating Sash:
    • Stain with 2 parts Minwax golden oak and 1 part Minwax cherry
    • Spray 2 coats Spar vitralite urethane, putty, sand and apply top coat Varmor satin
  • Exterior Millwork:
    • Stain with 2 parts Minwax golden oak and 1 part Minwax cherry
    • Sponge brush 1 coat Pratt & Lambert Stainshield semi-transparent oil, then putty, sand and apply 2nd coat Pratt & Lambert Stainshield
    • If color is close you can mix the stain with the Stainshield and sponge brush and rag wipe
  • Lower Interior:
    • Spray 1st coat of drywall with P&L Supreme 4 latex drywall tinted primer
    • Spray 2nd coat with P&L paint
  • Concrete Caps:
    • If concrete patching is required use Tamms thin patch polymer modified patching mortar
    • Stone Down, sack rub and acid clean with muratic acid and wash off with water
    • Acid stain with 2 coats of Symons Antique Copper. Let dry and neutralize by washing off with water.
    • Follow with 2 coats of Luster seal 300 acrylic sealer
  • Brick:
    • Scrape clean (use a putty knife if buildup is heavy).
    • Spray brick with Fabrikem type V masonry cleaner (2 coats if necessary)
    • Scrub bricks with a brush and spray seal with 3 parts Stainshield clear base with 1 part cabots 0336 Chestnut brown and brush out
  • Exterior Painted Aluminum:
    • Prime with Supreme 9
    • Top coat with cabots ochre OVT solid color acrylic stain
  • Interior Metal Hardware:
    • Do not seal with anything. Leave raw!
  • Patch for Sack Rub:
    • 2.25 parts water
    • 4 parts sifted sand
    • 4 parts Portland cement
  • Mortar with Dye:
    • 3-5 gallon buckets of sand
    • 1 gallon Portland cement
    • 1 bag masonry cement
    • 1 bag dye
  • Slush Mortar:
    • 4-5 gallon buckets of sand
    • 1 gallon Portland cement
    • 1 bag masonry cement
  • Acid Cleaner for Brick:
    • Wet down surface
    • 1 part cleaner
    • 6 parts water
    • 3-5 minutes dwell time
    • Reapply then rinse with water
  • Cherry Wood Finish:
    • On bare wood apply 1 coat Flecto Verathane Oil
    • Rub in with 000 Steel Wool
    • Let sit 10 minutes and then wipe dry and let sit overnight
  • To stain, wipe Bartley gel stain (brown mahogany) on with a foam brush
    • Let sit 30 seconds and wipe off immediately
    • Keep on wiping off until surface is even, using paper rags and let sit overnight
  • To finish, wipe on Sam Maloof Poly-oil Satin with 0000 Steel Wool
    • Let sit 15 minutes and wipe off with paper rags
    • 2 coats on bottom and 3-5 coats on top

The #035 Fayetteville finish can be approximately matched by using a combination of Min-Wax stains as follows:

Strip the finish off the top using nitrocellulose lacquer. The final sanding should be 150 grit. Then apply Min-Wax Rock Maple or Colonial Maple if you cannot find Rock Maple. Let that dry at least 8 hours and apply Min-Wax Jacobian stain. This will add the translucent brown color required. If it appears too pale, you might need to add a few drops of Min-Wax ebony stain to achieve the effect. I recommend using lacquer to match our process.
